We bought a 3-bedroom terraced house for £105,000 and converted it into a 4-bedroom HMO with a £50,000 refurbishment (plus £5,000 stamp duty). It's now let to a social housing provider on a secure fixed rent of £2,400/month. After mortgage and insurance of around £950/month, that's roughly £1,450/month net cashflow. The property revalued for mortgage at £190,000, leaving only about £30,000 of our capital in the deal — a net return on capital of around 58%.
